Tax Sale Intel vs LienSuite

Disclosure: Tax Sale Intel is our product. LienSuite’s prices and features below come only from its own public pages, checked Oct 12, 2026. We did not buy a LienSuite plan for this comparison, so anything its pages do not state is marked “Not stated.”

The short answer

LienSuite: Tax-delinquent property data as county CSV files or a subscription with scoring, skip tracing, and outreach tools. Tax Sale Intel is free, county-by-county research for four counties: Los Angeles, San Bernardino, Miami-Dade, and Wayne. If you work across many counties or states, LienSuite covers far more ground. If you bid in one of our four counties, start with our free county site, then register on the county’s official auction site either way.

Coverage

LienSuite: Property data in 1,017 counties across 50 states, with 421 counties browsable, per its home page. Tax Sale Intel covers four counties in depth: current auction lists, dated past records, and links to the official county source for each. We do not cover other counties.

What LienSuite does well

  • Buy one county's file once, with no subscription.
  • Pre-auction tax-delinquent data, heir and deceased-owner signals.
  • Skip tracing and direct mail for owner outreach.
  • Free browsing of unclaimed surplus in 20 counties.

Choose LienSuite if

  • You want to reach delinquent owners before an auction.
  • You want a one-time county file to work in your own spreadsheet.
  • You work surplus funds.

Choose Tax Sale Intel if

  • You want to follow a county's auction as it happens, with its history, rather than download a file.
  • You bid at auction rather than contact owners before the sale.

Neither one is the auction

Research tools do not run sales. You still register, deposit, and bid on the county’s official platform, such as RealForeclose, GovEase, Bid4Assets, or the county’s own sale site, and the county’s terms govern. See our tax sale calendar and state guides for California, Florida, and Michigan.

How we compared
