Easement

A legal right to use someone else's land for a specific purpose, such as a road or utility line.

Easements can benefit a parcel (an access road across a neighbor's land) or burden it (a utility line across your land). Many easements survive a tax sale.

Check recorded documents and the parcel map for easements that affect access or use.
