Quit Claim Deed

A deed that transfers whatever interest the seller has, with no promise that the title is good.

A quit claim deed makes no warranty about ownership, liens, or boundaries. Some counties convey tax foreclosure properties this way.

Expect title work, and possibly a quiet title action, before a lender or title insurer will accept the property.
