Warranty Deed

A deed in which the seller guarantees clear title and promises to defend it.

A warranty deed is the strongest form of deed in an ordinary sale. Tax sales never come with one: governments sell as-is and do not guarantee title.

Reselling a tax sale property with a warranty deed usually requires first clearing the title.
